Existing Lanai Surface Assessment

Naples area lanais typically have one of several existing surface conditions that determine the preparation approach:

Bare Concrete

Original poured concrete lanai slabs — common in homes where the lanai was never coated or where a previous coating was fully removed. These require diamond grinding and MVE testing before coating. Lanai slabs often have higher MVE than garage slabs because they're typically less thick and more exposed to the outdoor environment.

Existing Painted or Coated Concrete

Many Naples lanais have a previous paint or coating application — often deck paint or a thin epoxy that's peeling, chalking, or yellowing. We assess adhesion of the existing coating and determine whether it can be prepared and overcoated or must be removed before the new system is applied. Failed coatings with poor adhesion must be removed; we don't coat over a delaminating surface.

Can you coat over an existing lanai paint or coating?

Possibly — it depends on the adhesion of the existing coating. We test adhesion during the site visit using a pull-off test or cross-hatch assessment. Coatings with good adhesion can sometimes be prepared and overcoated. Delaminating or failing coatings must be mechanically removed before the new system is applied — coating over a failing surface produces the same result regardless of what's applied on top.

Will the coating be slippery when wet?

Not with slip-resistant aggregate broadcast. We add aluminum oxide or silica sand into the final polyaspartic topcoat layer — this creates a textured surface with significantly better wet traction than smooth concrete or smooth epoxy. The texture is fine enough to be comfortable underfoot but coarse enough to provide meaningful slip resistance. We use this as standard on all lanai and pool deck applications.

How does the coating hold up with pool chemicals and splashing?

Aliphatic polyaspartic is resistant to chlorine, pH adjustment chemicals, and pool water at normal use concentrations. Standing water (from a heavy rainstorm or pool overflow) should be mopped up rather than left for extended periods, but normal pool splash contact and wet foot traffic don't affect the coating performance.

Can you coat a lanai that has some cracked or spalled concrete?

Cracks and spalls are repaired as part of the surface preparation before coating. We fill cracks with semi-rigid epoxy filler, fill spalled areas, and grind everything flat before applying the coating system. The coating won't repair structural cracks that continue to move — we assess crack type during the site visit and advise on situations where structural repair is needed before coating.
